What your offer paperwork really costs, and what you can cancel
Most offer software is sold on time saved. Time matters, but you’re paid per closed deal, not per hour. This post looks at four questions that affect your income directly:
- What do you pay every month for the tools around the offer?
- What do you pay people to do that is really copying information?
- How long does a closed deal take to become a commission cheque?
- How many offers can you write in a busy week?
1. The subscriptions
Start with what you pay for today. These are the common ones:
| Tool | What agents use it for | Price in Canada |
|---|---|---|
| DocuSign Real Estate | E-signatures | CA$33 / user / month, 100 envelopes a year |
| DocuSign Real Estate Starter | E-signatures, low volume | CA$13 / month, 5 envelopes a month |
| Adobe Acrobat Pro | Filling, editing and signing PDFs | from CA$25.99 / month |
| A FINTRAC forms app | Identification and receipt-of-funds records | varies by vendor |
Prices are from DocuSign’s Canadian real estate plans and Acrobat Pro pricing in Canada, October 2026, before tax.
Look at the envelope limit. Every offer, counter, amendment and waiver you send for signature uses an envelope. An agent writing two offers a week uses all 100 in a year without sending a single counter.
Not everyone pays for these. TRREB members get SkySlope Forms, with e-signing, at no extra cost. If that’s you, the cost isn’t a subscription. It’s the retyping: the address, legal description, names and dates you already entered in your CRM, your notes and your email, typed again into the forms tool.
What OfferCopilot includes:
- Signing. Signature and initial fields are already placed on the offer forms. There’s no per-envelope fee, and your clients sign without creating an account.
- Forms. The OREA package fills from the listing, the client file and the offer. For any other PDF, such as a brokerage form or a board document, upload it and place signature, initial, date and text fields on it.
- FINTRAC records. The Individual Identification Information Record and the receipt of funds record are pre-filled from the client file and the offer’s deposit, and the client risk score starts from what’s on file. You review and sign off, and the records are stored on the deal.
Top Producer is $29 a month. DocuSign Real Estate and Acrobat Pro together are CA$58.99.
2. The paperwork help
Some agents pay a person to handle the paperwork, either an assistant or a transaction coordinator paid per file. In Ontario, a real estate assistant averages about $19 an hour. North American transaction coordinators who charge per file range from $300 to $800 a transaction. At $300 a file, 20 deals a year is $6,000.
A good assistant does work software can’t. They reassure a nervous buyer, chase a listing agent by phone, and know which lawyer’s office answers on a Friday. But much of the job is moving information from one place to another, and OfferCopilot does that part:
- The inbox. Connect Gmail and Alfred reads incoming mail for client documents, deposit receipts and offer activity, then suggests where each one goes. Nothing is added to a client’s file until you confirm.
- Client onboarding. Send one link by email or text. The client completes their profile and uploads ID and documents on their phone. The BRA goes to them for e-signature like any other form.
- Deadlines. Irrevocability, condition and closing dates sync to your Google Calendar.
- Conditions. Waivers and notices of fulfilment are prepared and pre-filled from the deal.
- Lawyers and lenders. One action sends the lawyer the agreement, amendments, waivers and deposit receipt. The mortgage broker gets the financing package, without the ID or FINTRAC files.
- Drafting. Alfred drafts the offer by voice while you drive, and writes a cover letter from your buyer’s answers.
Keep paying people for the work that needs a person. Stop paying for the copying.
3. Getting paid
Brokerages generally won’t pay out your commission until the deal file is complete. A file comes back for the same few reasons: a waiver nobody signed, an amendment missing one signature, a blank FINTRAC record, a deposit receipt that never got uploaded. Each one costs a round of emails while the cheque waits.
OfferCopilot keeps the file complete as the deal moves:
- Before signing, the wizard checks price, deposit, dates and conditions and lists anything missing. Required items have to be filled in before you can continue, and conditions that conflict with each other are flagged.
- After acceptance, a checklist tracks the FINTRAC records, proof of funds, proof of deposit and receipt of funds.
- For your brokerage, every deal document downloads as one zip, ready to upload to the brokerage’s system, or prints as one PDF.
- For questions later, sends, signatures and status changes are timestamped on the deal.
OfferCopilot doesn’t submit the file to your brokerage for you, and your brokerage’s own review still applies. What changes is that the file you submit is complete the first time.
4. The deals you didn’t write
The last cost doesn’t appear on any statement. It’s the offer you didn’t write because you were still finishing the previous one.
A simple offer takes about a minute in OfferCopilot, and a complex one a few minutes more. That changes what a busy week looks like:
- Write it before you leave the driveway. Open the listing, pick the client, and draft the offer by voice while the showing is still fresh for your buyer.
- Counter without starting over. Every term carries forward. You change what moved, regenerate the package, and see what changed from the last version.
- Run the listing side too. Every offer on your listing lands on one board, including packages you upload from email, so offer night is a comparison instead of a stack of PDFs.
A single Ontario deal pays several thousand dollars in commission. One extra deal a year covers the software many times over.
